Long Term Renting in Javea, Fees and Services:

Initial Meeting –  A Solimar Villas agent will visit the property and meet with the property owner/representative to discuss their letting requirements.  Following this discussion if the owner wishes to go ahead with a long term rental then Solimar Villas will register the property and provide the following services which include:

Marketing the Rental Property –  The rental property will be photographed both internally and externally. A description of the rental property and its facilities will be drawn up and the rental property will be marketed at the agreed rental rate. The rental property will be advertised both locally and internationally via various web-sites, news papers and publications. Solimar Villas Agents also work very closely with other agents in the area

Viewings -  Viewings are undertaken on a one-on-one basis with the Solimar Villas agent.

Deposit - Equivalent to one months’ rent is collected as a deposit and two months rent is payable in advance on the commencement of the long term rental tenancy. The deposit is non-refundable if the potential long term rental tenant changes his/her mind and pulls out of the rental.

Contract-  The long term rental contracts with Solimar Villas will be for a period of a minimum of 6 months and no longer than 11 months and will be provided by Solimar Villas agent in both Spanish and English.

Bills -  The utility bills (water, electric and gas) are normally paid for by the long term rental tenants. Telephone, internet and television are also at the cost of the tenant.

The meters will be read on the 1st day of the tenancy by a Solimar Villas Agent and these readings will be forwarded to the owner of the Javea property.

Local Javea taxes on the house, villa, apartment, property  and any applicable community fees are paid by the landlord.

Pool and garden maintenance can vary per property and will be agreed whose responsibility this is at the initial meeting.

Upkeep of the Rental Property During the Rental Period -  It is the responsibility of the long term rental tenants to ensure that the condition of the, house, villa, apartment, property and, where applicable, the garden and pool are maintained. The cost of cleaning and slight damage should be incurred by the tenants during the rental period.

Any breakdown of appliances such as washing machines, dishwashers or boilers, should be reported to the Solimar Villas Agent /owner so that the appliance can be repaired as soon as possible. Usually, the costs for these repairs will be for the property owner, as they are due to simple wear and tear, but if damage has been caused by the long term rental tenants then they are responsible for paying the repair bill.

Return of the Deposit -  the deposit will be returned in full at the end of the long term letting period, minus any damage, breakages or unpaid bills. If the tenants break the contract before the end of the rental agreement, the owner is within his/her rights to retain the deposit money. The  property will retain and be responsible for refunding the deposit

Pets –  are not permitted unless the owners have given permission stating that pets are allowed. Some urbanisations simply do not allow pets, and therefore it is not always the decision of the owner.

Furniture & Furnishings -  if the villa, house, apartment, bungalow property is being rented wholly or part furnished, an inventory needs to be provided by the owner which should be signed by the long term rental tenants and the Javea Estate agent. This list should be checked by the property owner or the Javea Estate agent at the end of the long term letting period to ensure that all items are still present in the property (this should be done with the tenant to ensure agreement).

Contact during the Letting Period -  this depends who is managing the long term let. If the Javea Estate agent is retained to simply source long term tenants and is not required to participate further in the long term let then the tenants will be advised to address any queries directly to the owner. If the Javea Estae agent is retained to manage the rental then tenants will be advised to address queries to the Javea Estate agent.

Ongoing Management –  if the Solimar Villas agent is retained for the management of the long term rental tenancy the following services are also included. An agent will collect the rent each month and forward it to the owner. If the rent is paid directly into the owners account by the tenant then it is the owner’s responsibility to advise us if it is not paid so that we can contact the tenant and chase the payment up. If the utility bills are kept in the owner’s name then the owner must forward the bill when received so that we can collect the payment from the tenant. The agent will be the 1st point of contact if the tenant has any queries or problems. If any repairs are required at the property we will visit to discuss the issue but we will not be responsible for carrying out any repairs, we will arrange for the repairs to be carried out after liaising with the owner.

Solimar Villas do not have the power to evict a tenant if he/she is in breach of the contract. The tenant may give back possession of the property voluntarily but if the tenant refuses to give back possession of the property then repossession must be done legally by going through the courts.

Fees for Sourcing a tenant –  if the agent is retained to simply source tenants then all the services above will be included in the fee. The fee for this service (sourcing tenants for a period of 6-11months) will be one month’s rent.

This will be deducted from the deposit.

Fees for Management –  if the agent is retained for the ongoing management then the fee for this service will be an additional 10% of the monthly rent.

If the potential tenant changes his/her mind and pulls out of the rental then half of the fee for sourcing a tenant will be deducted from the 1 months deposit that was paid initially.
